Our target borrowers are clientele who are temporarily unable to access mortgage financing from traditional lenders (financing from banks and credit unions) due to circumstances beyond their control or have financing requirements that do not fall within traditional lending criteria.

• Mortgages from $1 million up to maximum $10 million (exceptions will be considered on a case by case basis)
• Mortgage terms up to a maximum of 2 years with the possibility of 1 additional year (extensions will be considered on a case by case basis)
• Financing sized up to 70 percent of the ‘as is now’ current market value of the real estate and validated by an accredited appraisal specific to the property type (AACI or CRA)
• All clients must have a demonstrable exit strategy by the end of the loan term
• Rates float over prime and fixed rate mortgages on an exception basis
• Interest only debt servicing repayments
  • Debt servicing payments based on borrows needs (monthly based on borrower cash flow or interest reserve)
• 1st position mortgages (will consider 2nd mortgages on case by case basis)
